NAI Goddard & Smith Realty Services Inc. is looking for a full-time Strata Property and Rentals Manager. Job duties include: 1. Manage a varied portfolio of strata and/or rental properties. 2. Regularly interact with client owners (in person, phone, electronic) to inform and educate them about their property, and with tenants to address their concerns. 3. Negotiate and/or approve rental and lease agreements and ensure agreement obligations are fulfilled. 4. Prepare annual property budgets, authorize spending, and track budget variances. 5. Liaise with site staff to prioritize repairs, general building maintenance and cleaning. 6. Ensure that work performed on the properties adheres to safety standards for tenants, site staff and contractors. 7. Handle occasional afterhours emergencies and rent-up and move in/out if required. 8. Manage council meetings, minutes, and advise Council on the requirements of the Strata Property Act 9. Negotiate contracts on behalf of strata councils and manage service agreements. The right candidate must have: 1. Strata Management License and/or Rentals Management License in BC 2. Real Estate/Property Management field with a minimum of 1-year direct experience 3. A clear understanding of the rules and regulations of the Real Estate Services Act 4. Competence and confidence with all aspects about Strata councils, AGM’s and SGM’s 5. Sound knowledge of financial and budget reviews, and insurance policies relating to strata corporations 6.
